Agents-submit an offer     

Agents-- if you have trouble printing this, just use cut and paste into a word doc. If MLS states "vacant/lock box, this is a MLS lock box not a combo lock! Please do not call and ask if there are any offers on the property. It is not in the best interest of our seller to give out this information.

Print this page, sign and send in with an offer. Please fax offers to 412-223-4305. This is the list agent's direct fax. Also, please email marian@threeriversrealtyinc.com to let her know that you sent an offer, this way, if the fax is not received, we can let you know!

Offers must include:

1. A complete  PAR sales contract, pages up to the seller signature, we do not need the information pages. List the seller on contract as "Corporate".

2. If buyer is paying cash, offers must include proof of current, (no older than 30 days) liquid funds. A bank statement or letter from bank is suffcient. Offer will not be submitted without valid proof of funds.

3. If buyer is financing, offers must include a pre approval letter stating loan program, rate, term of loan and loan amount. Must include buyers credit score to prove credit was examined. Letter must include amount of seller concessions, if allowed. Pre approval letter must also state:"property is being financed in its current condition, with no repairs being required prior to closing".  FHA and VA financing are usually not permitted on foreclosure homes due to the repairs needed, seller do not do repairs or allow the buyer to do repairs. All sales are as-is.

4. Copy of hand money check- must be certified funds. Min hand money is $1000, or 10% if cash (which ever is greater). In some cases the seller will define who holds the hand money. Certified funds can be sent after offer is negotiated. Once offer is accepted. If the seller directs Three Rivers Realty to hold the hand money, the check MUST be delivered to our office with in 24 hours of  the receipt of the  sales contract and addendums. Failure to deliver the hand money check will VOID the sale.

5. You must use an actual  date for the closing, do not put 30 days from acceptance.

6. You must supply your email address and cell phone number on your fax cover page for correspondence.

7. Taxes and Lot size listed on MLS sheets are approximate.

8. Offer submitted by any corporate entity, must include articles of incorporation, stating principles and must show who has authority to sign.

9. Offer submitted after 4 pm on Friday may not get to the seller until Monday am. Please consider this in getting answers back.

10. Neither the seller or the sellers agent turns utilities on for inspections or appraisals, this is the reponsibility of the buyer. Buyer bears all risk should any damage result from turning on the utilities. Utilities must be turned on in the BUYERS NAME.

11. Seller does not pay for Home Warranties.

12. Seller retains the right to entertain multiple offers. No offer is considered accepted until the addendums and corrected contracts are received and signed by the seller.

13. Failure to return any of the addendums may result in the offers being considered null and void. Please be sure to fill in all blanks.

 Offers usually take 3-5 business days to be answered. We will send you the seller disclosure and any  required addendums once the offer has been countered or acceptedBefore you call for seller response, please check that we have not left you a message on your voice mail, faxed or e-mailed you an answer. Once offer is accepted, and the buyer chooses to use their own title company, please order title immediately, failure to do so could delay the closing and buyer may be charged a penalty for not closing in a timely manner.

checklist for offer submission:

1. contract (pages 1-10). You do not have to send the buyer information's sheets (back of pages). Just fax pages 1-10 (up to the seller signature) of the sales contract.

2. copy of hand money check, this may be a personal check at offer submission and a certified once offer is accepted.  CHECK MUST COME FROM THE BUYERS OWN FUNDS, MUST CONTAIN THE BUYERS NAME.

3. pre approval letter- stating ALL information above or if cash, copy of proof of funds, as directed above.  BOTH THE PRE APPROVAL OR PROOF OF FUNDS  MUST BE IN THE BUYERS NAME.

4. This form must accompany all offers.

5. Articles of Incorporation, if buyer is a coporate entity.
